- In 2011, the total number of housing starts recorded in Peel was 6,423 units, up 50.8 per cent relative to the 4,259 units recorded in 2010.
- This was the highest number of starts registered in Peel since 2008.
- The increase in starts in 2011 reflected growth in both the single and multiple segments of the market and was supported by growth in all three Peel municipalities.
- The total number of multiple starts registered in 2011 was 3,842 units, up by 79.9 per cent over the 2,136 units registered in 2010.
- The number of single starts rose at a more subdued pace of 21.6 per cent, moving from 2,123 units in 2010 to 2,581 units in 2011.
- Reflecting the faster pace of growth in multiple starts, the proportion of starts accounted for by multiple units increased from 50.2 per cent in 2010 to 59.8 per cent in 2011.
- In tandem, the proportion of starts accounted for by single units declined from 49.8 per cent in 2010 to 40.2 per cent in 2011.
- The shift from single to multiple starts in Peel in 2010 was consistent with the objective of the provincial growth plan to shift housing forms from low density to high density.
- The shift between the two segments of the market in Peel was influenced significantly by the shift observed in the Mississauga.
- In 2011, the total number of housing starts in Mississauga was 2,406 units, up 134.5 per cent relative to the 1,026 units recorded in 2010.
- The number of multiple starts climbed 193.1 per cent over the same period from 772 units to 2,263 units respectively.
- The 2,263 units recorded in 2011 represented a market share of 94.1 per cent, a significant jump from the 75.2 per cent market share recorded in 2010.
- The number of single starts registered in Mississauga in 2011 was 143 units, down 43.7 per cent relative to the 254 units registered in 2010.
- In terms of market share, the single segment of the market in Mississauga accounted for 5.9 per cent, down from 24.8 per cent in 2010.
- In 2011, growth also characterized the broader markets of the Greater Toronto Area (GTA) and the Toronto Census Metropolitan Area (CMA).
- In the Toronto CMA, the total number of starts was 39,745 units, an increase of 36.1 per cent relative to the 29,195 units recorded in 2010.
- Multiple starts dominated the overall market change, with an increase of 48 per cent to reach 28,498 units.
- The number of single starts increased by a lower 13.2 per cent, moving from 9,936 units in 2010 to 11,247 units in 2011.
- The growth in the Toronto CMA supported sustained growth in the broader market of the GTA where the total number of starts increased by 31.6 per cent in 2011 to reach 41,292 units.
- Similar to the other levels of geography, growth was propelled by multiple starts, which increased by 44 per cent to reach 29,139 units.
- The number of single starts in the GTA rose by 9.2 per cent to reach 12,153 units.
- While the number of housing starts continued to rebound from lows reached in 2009, in all three levels of geography, they remained below levels attained in 2008 which was prior to the onset of the recession:
- In Peel, the level of activity registered (6,423 starts) was below the 7,342 starts registered in 2008;
- Total starts of 39,745 units in the Toronto CMA was below the 42,212 units registered in 2008; and
- In the GTA, the 41,292 starts registered in 2011 fell short of the 44,810 units registered in 2008.
