How to Pay Your Rent
*Important* - As of February 1, 2009, Pace Savings and Credit Union is no longer accepting Cash Payments for rent from Peel Living residents.
Peel Living residents can make rent payments using any
of these options:
- Pre-authorized Payment Plan (contact RSR for more details) A
fee of $20 is applied to any returned payment.
- Certified Cheque or Money Order (paid directly to Peel Living
through the Superintendent).
- Cash Payments at Cash Money and Money Mart.
- Peel Living has partnered with the following financial institutions to accept your rent payments using online banking, telephone banking and ATM machines:
- RBC Financial Group
- Bank of Nova Scotia (Scotia Bank)
- TD Canada Trust
- Canadian Imperial Bank of Commerce (CIBC)
- Bank of Montreal (BMO)
Rent is due in full by the first day of each month, regardless of the
payment method chosen.
There is a 24-hour drop off box at 10 Peel Centre Drive, Brampton, Ontario, L6T OE7 and 7120 Hurontario Street, Mississauga, Ontario, L5M 0T3

Interest on Last Month's Rent on Deposit (LMR)
Residents are required to pay LMR on deposit at move-in, and
update the deposit whenever the rent increases. LMR updates may
be paid by regular cheque. Last month's rent on deposit earns
interest each year.

Zero Tolerance for Non-Payment of Rent
- Peel Living is a not-for-profit corporation and takes the tenant obligation to
pay rent in full on the first day of every month very seriously.
- Staff take action against all residents who fail to pay their rent, regardless of
personal circumstances.
- The action starts with a Termination Notice, proceeds to a hearing before the
Landlord and Tenant Board and can end in eviction.
- Extensions in time to pay rent will not be given.
- Occasionally Peel Living residents experience changes in their lives that
create financial hardship.When this happens, paying rent on time does
become a problem. If this should happen to you, Peel Living suggests
contacting any of the following agencies that may be able to help:
- Peel Access to Housing - to apply for a subsidy in your current home if
you pay market rent. Please note there is a lengthy waiting list.

Types of Rent
Peel Living residents qualify for one of two types of rent:
- Market or,
- Rent-geared-to-income, also referred to as "RGI"
Market Rent - Peel Living market rent is roughly the same as that
of a private landlord. Market rent does not cover the full costs of
operating the property. Peel Living receives operating subsidy
from the government to break even on all operational costs.
Market rents are changed or increased once a year on the
anniversary date of your tenancy.
Rent-Geared-to-Income - Residents paying rent-geared-to-income
will pay according to a set criteria established in the
Social Housing Reform Act.
The rent is based upon all household income and will increase or decrease
accordingly. Failure to report changes is a major breach of the lease and the
Social Housing Reform Act and the Residential Tenancies Act and could result in
loss of subsidy and/or eviction.

How to Apply For Rent Geared to Income
If you are a resident paying market rent and want to apply for
rent-geared-to-income assistance, contact Peel Access to Housing
(PATH) at 905-453-1300.
PATH is responsible for:
- processing applications for all subsidized housing in the Region
of Peel;
- determining eligibility as set by the Province of Ontario;
- maintaining a social housing directory with information
regarding social housing providers in Peel;
- answering inquiries concerning social housing applications and
the process;
- providing referrals and resources regarding shelters and other
possible housing options.

Who is Eligible for Social Housing?
- Applicants must be aged 16 years or older and a permanent
legal resident of Canada, refugee claimant, or having made an
application for status as a permanent resident.
- Applicants must be able to live independently, either with or
without the support of community services.
- Applicants who require ongoing community support services
need to make arrangements themselves.
REMINDERS
Notice of Changes - In order to keep subsidy, a resident paying rent-geared-to-
income is required to report all changes to their Resident Services
Representative including changes to family or income within 10 days of the
change taking place no matter how small the change may seem.
Absence from unit - Effective April 1, 2002, households receiving rent-geared-to-
income (RGI) subsidy assistance are not eligible for RGI assistance if all
household members are absent from the unit for at least 90 consecutive days,
unless due to medical reasons.Medical verification must be provided regarding
any medical care taking the patient away for at least 90 days.
