New Seniors’ Housing and Efficiency Apartments

Located in central Mississauga, Millbrook Place was the first of Peel’s new wave of housing projects to be completed. As the first new modest-income housing project in Peel in almost 10 years, residents, the builder, suppliers, and politicians from all levels of government helped celebrate the building’s official opening at a ribbon-cutting ceremony on February 13, 2004.

Millbrook Place has a total of 163 Units: 120 seniors’ apartments (35 two-bedroom, 85 one-bedroom) and 43 bachelor efficiency units. An attractive 10-storey brick building, Millbrook Place has many amenities for residents including: outdoor walking and seating areas, a multi-purpose room, laundry room, lobby and lounge, and underground parking.

With affordable market rents of $500 per month, the smaller furnished “efficiency” apartments are ideally designed for singles and seniors with low-rent needs. The efficiency apartments are located in an adjoining wing of the building where residents have access to their own entrance and amenities.

The building is the result of an innovative public-private partnership between the Region of Peel and a community-minded developer, Martinway Contracting. Martinway has worked hard to establish a strong long-term relationship with Peel and brought a unique approach to the partnership. Martinway sold the land for Millbrook Place to the Region at a reasonable cost and then proceeded to garner the support of construction suppliers and building trades to donate or provide high quality goods and services at reduced costs. Through the efforts of John D’Angelo of Martinway Millbrook Place was built with a savings of over $500,000. The building itself was completed and then sold to the Region through a “turnkey” arrangement.

The Region financed Millbrook Place on its own, primarily with its social housing reserves, but the suppliers ’ sponsorship program not only improved the quality of the building for residents, but also lowered the capital and ongoing operational costs of the project for Peel. Contributing suppliers to Millbrook Place included Aluminum Window Designs, Amtico, Bevcon Contracting, DCC Carpentry, Eldom Drywall, Fantastic Kitchens, HCA Architecture Architects, Italpasta, Knights of Columbus Council 13164, Father Luigi Monti, Maytag Canada, Commercial Doors and Hardware, Petrella & Associates, Quality-Allied Elevators, Reaction Distributing, Riverview Painting, Sacmar Electric, Venice Masonry, Western Surety, Xact Mechanical.
