Project status

This project is currently under construction. Diamond Schmitt Architects is providing design and development services, and VanMar Constructors is serving as the construction manager.

About the project

The site is located at 42 Pattulo Drive in the Mayfield West Phase II community in southern Caledon. The development will provide 80 affordable rental homes for low to moderate income households, helping increase the supply of affordable housing in one of Peel's growing communities.

The 0.71 hectare site was provided to Peel Region by local landowners through a gratuitous conveyance as part of the Mayfield West Secondary Plan. Once complete, Pattulo Apartments will be owned and operated by Peel Region.

The project is designed to meet Peel Region's Net Zero Emissions Building Standard for New Construction and the Town of Caledon's Green Standards. A ground source geoexchange system will provide efficient heating and cooling without relying on fossil fuel powered heating and cooling systems.

The building

Pattulo Apartments is located at 42 Pattulo Drive in Ward 2, south of Tim Manley Avenue and west of McLaughlin Road.

The building will be part of the growing Mayfield West community, with access to grocery stores, wellness centres, parks and other community amenities.

The vision

Pattulo Apartments is part of the Peel Community Housing Development Program, which is creating more affordable rental housing across Peel. 

The project is located within Mayfield West Phase II, a growing community planned with a mix of residential, commercial, retail and institutional uses. Mayfield West is being developed as a compact, complete community that supports access to services, amenities and neighbourhood connections.

The 0.71 hectare site will add 80 affordable rental homes to the community and help support low to moderate income households in Caledon. 

The building uses Modern Methods of Construction, including precast concrete floors, walls and roof panels manufactured off site and assembled on site. This approach supports consistent quality, construction efficiency, and reduced on site disruption.

A ground source GeoExchange system will provide heating and cooling without relying on fossil fuel powered heating and cooling systems. Together with other energy efficient building systems, this will support the project's Net Zero Emissions objectives and long-term building performance. 

Social outcomes

  • Affordability: 80 affordable rental homes will help increase housing options for low to moderate income households in Caledon.
  • Accessibility: 32% of the homes will be barrier free to support residents with a range of accessibility needs.
  • Energy conservation and greenhouse gas reduction: The building is designed to meet Peel Region's Net Zero Emissions Building Standard for New Construction and reduce reliance on fossil fuels for heating and cooling.
