Regional Requirements for Development Applications

As part of your submission, the Region of Peel, Environment, Transportation and Planning Services Department, Development Planning Services Division requires the following information to help ensure a timely Regional response to development applications. The Region of Peel considers an application complete when the following criteria are met for each application type.

Applications Types: Development Application Requirements:

Regional Official Plan Amendment Application

  • Pre-consultation is mandatory
  • $10,000.00 cheque payable to the "Region of Peel" for processing an application requiring circulation
  • Plus actual cost of Public Notice advertising (will be collected directly by the Region from the applicant)
  • 15 copies of the completed application form
  • 15 copies of the proposed Official Plan Amendment
  • 15 copies of any accompanying information/ plans/ technical reports (e.g. planning justification, environmental, noise and traffic reports)


Subdivision Application

  • $5000.00 cheque payable to the "Region of Peel" for processing the application
  • 1 copy of the completed local municipal application form
  • 9 copies of the proposed plan, if abutting a Regional Road please indicate Regional property requirements *[See Footnote]
  • 1 copy of a detailed landscape plan, if abutting a Regional Road
  • 2 copies of any supporting technical reports (e.g. planning justification, environmental, noise and traffic reports submitted)
  • Digital copy of the proposed plan of subdivision to the following specifications:
    • 6-degree UTM projection (zone 17)
    • NAD83
    • Minimum level of detail - all external boundaries of 21T-plan and internal lot/block layout plus lot/block numbers
    • One of the following formats:
      • double precision ARC/INFO polygon coverage with 0.01 fuzzy tolerance and lot/block information as an attribute in export format - E00 file
      • ArcView shape file with the same attribute information
      • Microstation DGN file with linework on level #1 and lot/block numbers on level #2


Rezoning Application (no Fee)

  • 1 copy of the completed local municipal application form
  • 3 copies of the proposed plans and context maps *[See Footnote]
  • 1 copy of a detailed landscape plan, if abutting a Regional Road
  • A Key Plan illustrating the general geographic location of the subject lands must be located on all proposed copies of the plan
  • A list of all uses allowed under the current zoning and the proposed zoning
  • 2 copies of any supporting technical reports (e.g. planning justification, environmental, noise and traffic reports submitted, if abutting a Regional Road)


Local Official Plan Amendment Application

  • $2,000.00 cheque payable to the "Region of Peel" for processing the application
  • 1 copy of the completed local municipal application form
  • 4 copies of the proposed plan
  • 1 copy of a detailed landscape plan, if abutting a Regional Road
  • A Key Plan illustrating the general geographic location of the subject lands must be located on all proposed copies of the plan.
  • 2 copies of any supporting technical reports


Condominium Application

  • $1000.00 cheque payable to the "Region of Peel" for processing the application
  • 1 copy of the completed local municipal application form
  • 4 copies of the proposed plan
  • 1 copy of a detailed landscape plan, if abutting a Regional Road
  • A Key Plan illustrating the general geographic location of the subject lands must be located on all proposed copies of the plan
  • 2 copies of any supporting technical reports

Site Plan Application (no Fee)

  • 1 copy of the completed application form
  • 3 copies of the proposed site plan

    An acceptable site plan includes, but is not limited to, the following:
    • A Key Plan illustrating the general geographic location of the subject lands must be located on all proposed copies of the plan
    • Waste collection area, if applicable
    • Regional property requirements, if abutting a Regional Road *[See Footnote]
  • 1 copy of a detailed landscape plan, if abutting a Regional Road - where applicable
  • 2 copies of any supporting technical reports (e.g. environmental, noise and traffic reports submitted, if abutting a Regional Road)
  • Site Plan Agreement $300.00 cheque payable to the "Region of Peel" (will be collected directly by the Region from the applicant)

Regional Resources Available

  • The Region of Peel Official Plan
    - $50.00 including GST
  • Waste Collection: Design Standards Manual for New Developments
    - $2.50 including GST
  • General Guidelines for the Preparation of Acoustical Reports in the Region of Peel
    - No Charge
  • Conservation Authority Protocol for Plan Review and Technical Clearance

Footnote:
Regional Property Requirements

If the application is located on a Regional road, a parcel abstract and block map showing applicant's property and adjacent road P.I.N. - current at the date of application must be submitted, together with the following:

  • Centreline of the original road allowance and distance to property boundary
  • 0.3 metre reserve(s)
